Resale homes held pace and price as builders closed 16.4% fewer and signed contracts trailed 2025 for the first time, per EasyDigz’s September Triangle Report
RALEIGH, NC, UNITED STATES, October 19, 2026 /EINPresswire.com/ — Home sales across the Triangle slowed in September, with 3,004 homes closing against 3,182 a year earlier, a decline of 5.6%, according to the September Triangle Market Report from EasyDigz. Almost all of that drop came from newly built homes. Resale homes closed at about last year’s pace, 2,078 against 2,074, so the headline number describes the builder market far more than it describes the resale one.
September 2026 Report highlights
Closed sales: 3,004, down 5.6% from a year ago
Almost all of the decline was in new construction, where builder closings fell 16.4% while resale sales held flat, up 0.2%
Median sale price: $399,990, unchanged year over year
Typical resale home $407,000, up 0.5%; typical new-construction home $384,995, down 3.7%
Signed contracts: down 2.0%, the first year-over-year decline of 2026
New listings: up 3.4%
Days to go under contract: 32 for resale, 58 for new construction
30-year fixed mortgage rate: 7.40% as of October 8, up from 6.30% a year earlier
The split between the two sides of the market was the clearest story of the month. The decline was concentrated almost entirely in new construction, where builders closed fewer homes at lower prices, while resale sales held at last year’s pace and resale prices edged higher. The two segments are increasingly moving at different speeds, with resale homes going under contract faster than newly built ones, and for the market as a whole the typical sale price was essentially unchanged from a year ago.
The month also brought the first softening in demand of the year. Signed contracts, an early indicator because they are recorded weeks before a sale closes, came in below last year for the first time in 2026, even as more homes came onto the market. That makes October closings the next figure to watch.
The pattern echoes a wider shift in the housing market, where new construction and resale increasingly behave as two separate markets with their own pricing, pace and incentives. Builders have leaned on price cuts and buyer incentives as borrowing costs have risen, and those costs reached a national milestone during the month, with the 30-year fixed rate crossing back above 7% in late September for the first time since January 2025. A divergence like this is easy to miss in a single regional or national average, which is why EasyDigz breaks its monthly report down by segment, county and city. A broker advising a client needs the figure for the home in front of them, not the number for the market as a whole.
“A single headline like a 5.6% drop makes the whole market look like it is cooling, and that is not what most agents saw on the ground this month,” said Michael Walliser, a licensed North Carolina broker with more than 20 years in the business and the founder and CEO of EasyDigz. “Resale homes sold at last year’s pace and held their price, while the slowdown sat almost entirely in new construction, which runs on its own timing and pricing. Agents are the ones who have to make sense of that for a family trying to buy or sell, and the regional average is the wrong place to start. That is why we built EasyDigz for the people doing that work, and why we publish this report broken down by county and home type, so an agent can hand a client the number that actually describes the home in front of them.”
